Greenbriar Woodlands vs. Lake Ridge: Comparing 55+ Living in Toms River

by Robert O'Keefe

Toms River offers one of New Jersey's largest selections of established 55+ communities, and two names that often come up are Greenbriar Woodlands and Lake Ridge.

Both are gated active adult communities with detached single-family homes, clubhouses, recreation, organized activities, community transportation, and convenient access to shopping and the Jersey Shore.

But they are not interchangeable.

Greenbriar Woodlands offers a larger, heavily wooded community built around its own 18-hole executive golf course.

Lake Ridge is somewhat smaller and emphasizes year-round recreation, including both indoor and outdoor swimming, paved walking paths, and an active clubhouse environment.

For buyers comparing the two, the better choice depends less on which community has the longer amenities list and more on which lifestyle you actually expect to use.

Greenbriar Woodlands: Larger, Wooded, and Golf-Focused

Greenbriar Woodlands occupies approximately 403 acres and contains about 1,250 detached single-family homes.

The community was established in the 1980s and is surrounded by mature trees and landscaped grounds, giving it a more wooded feel than many active adult developments.

Its biggest distinguishing feature is the 18-hole executive golf course located within the community.

Residents also have access to a putting green and golf facilities in addition to the broader recreation program.

For a buyer who actually intends to golf regularly, this can be a major advantage.

Instead of driving to an outside course, golf is integrated into the community itself.

Lake Ridge: Slightly Smaller With a Different Recreation Mix

Lake Ridge occupies approximately 303 acres and contains 926 single-family homes.

The official homeowners association identifies nine home models offering two to three bedrooms and one- or two-car garages.

Lake Ridge does not have its own golf course.

Instead, some of its strongest lifestyle features are:

  • Heated indoor pool

  • Outdoor pool

  • Fitness center

  • Tennis

  • Pickleball

  • Bocce

  • Shuffleboard

  • Basketball area

  • Approximately 3.5 miles of paved walking paths

  • Two community lakes

There are also roughly 50 clubs, committees, and recreational groups.

For buyers who are less interested in golf and more interested in year-round indoor recreation, walking, swimming, and social activities, Lake Ridge may deserve closer consideration.

The Golf Difference Is Significant

This is probably the easiest way to separate the two communities.

Greenbriar Woodlands

Greenbriar Woodlands includes its own 18-hole executive golf course, putting green, and golf facilities.

Lake Ridge

Lake Ridge's official amenities include pools, tennis, pickleball, bocce, shuffleboard, basketball, fitness facilities, lakes, and walking paths—but no community golf course is listed.

That does not automatically make Greenbriar Woodlands better.

It simply means golfers may receive more value from Greenbriar's amenity package, while buyers who would rarely use a golf course may place greater value on Lake Ridge's other recreational facilities.

The Pool Experience Is Different Too

Swimming is another meaningful distinction.

Greenbriar Woodlands offers a heated outdoor saltwater pool and spa.

Lake Ridge offers both a heated indoor swimming pool and an outdoor pool.

For buyers who swim for exercise throughout the year, Lake Ridge's indoor pool could be a major advantage.

For buyers who primarily want a pool during warmer months, that difference may matter much less.

This is why amenity comparisons should be based on actual use rather than simply counting features.

Both Communities Offer Strong Clubhouse Lifestyles

Greenbriar Woodlands has an approximately 18,000-square-foot clubhouse with facilities that include:

  • Fitness center

  • Ballroom

  • Multipurpose room

  • Card room

  • Arts and crafts studio

  • Library

  • Billiards

Lake Ridge has a 13,800-square-foot main clubhouse containing:

  • Ballroom

  • Indoor pool

  • Exercise center

  • Locker rooms

  • Game and billiard rooms

  • Coffee/social room

  • Kitchen

  • Library

Lake Ridge also has a separate annex with additional meeting and activity space.

So clubhouse square footage alone does not tell the entire story.

Both communities offer substantial indoor social and recreation space.

Greenbriar Woodlands May Appeal More to Golfers

For someone who expects golf to be a meaningful part of retirement life, Greenbriar Woodlands has the clearer advantage.

The golf course is not simply nearby.

It is part of the community.

That can mean:

  • Easier access to play

  • Golf-centered social activity

  • Views of the course from some locations

  • Another recreational option without leaving the development

But buyers should ask themselves whether they will actually use it.

If golf has little appeal, another community feature may provide more day-to-day value.

Lake Ridge May Appeal More to Year-Round Swimmers

Lake Ridge's indoor pool changes the recreation equation.

New Jersey winters limit outdoor pool use.

Having an indoor pool means swimming and aquatic exercise can remain available throughout the year.

For a buyer interested in:

  • Swimming

  • Water exercise

  • Fitness

  • Indoor recreation during colder months

Lake Ridge may have an advantage.

Walking Is Strong in Both—but Lake Ridge Provides a Clear Measurement

Greenbriar Woodlands lists scenic walking trails among its community amenities.

Lake Ridge identifies approximately 3.5 miles of paved walking paths, in addition to roughly 7.5 miles of private community streets lined with sidewalks and trees.

For buyers who expect walking to be part of their regular routine, it is worth touring both communities rather than judging from an amenities list.

Ask:

  • Can I easily walk from the home to the clubhouse?

  • Are the routes flat?

  • Are sidewalks continuous?

  • Are there shaded areas?

  • Would I actually use these paths regularly?

The location of the individual house within the community can matter as much as the community itself.

The Home Selection Is Different

Both communities consist primarily of detached single-family homes, but buyers will see differences in size, configuration, renovations, garage capacity, and lot placement.

Lake Ridge officially identifies nine models, with two to three bedrooms and one- or two-car garages.

Recent Lake Ridge listings show ranch-style residences around the mid-1,600 to upper-1,800-square-foot range, although individual homes vary.

Greenbriar Woodlands has a wider number of home models because of its larger housing stock. Current resale examples include two-bedroom homes with both one- and two-car garages and varying interior sizes.

For buyers, the model name should be secondary.

Pay more attention to:

  • One-level living

  • Bedroom count

  • Garage size

  • Storage

  • Updated mechanical systems

  • Kitchen and bathroom condition

  • Sunroom or den

  • Lot location

  • Distance to amenities

Resale Condition Can Matter More Than the Model

Both communities are established rather than brand-new developments.

That means two homes of the same model can be very different.

One may already have:

  • New roof

  • New HVAC

  • Updated kitchen

  • Renovated bathrooms

  • New flooring

while another may still have mostly original systems and finishes.

For a downsizer trying to minimize future maintenance, those differences can be more important than a few hundred square feet of additional space.

Always evaluate the specific home's condition, not simply the reputation of the community.

HOA Costs Are Relatively Close—but Verify Before Buying

Greenbriar Woodlands publishes a 2026 monthly maintenance fee of $248 and a $2,000 one-time capital contribution for new homeowners.

For Lake Ridge, recent 2026 MLS-based listings show monthly maintenance figures generally around the upper $200s, with examples ranging from approximately $227 to $240 depending on the listing date. Because the official HOA site does not publicly publish a current fee on its main page, buyers should verify the current amount directly through association documents before purchasing.

The important comparison is not simply which fee is lower.

Review:

  • What landscaping is included

  • Snow-removal responsibilities

  • Common-area maintenance

  • Amenity costs

  • Trash

  • Association reserves

  • Future assessments

  • Capital contributions

A difference of $10 or $20 per month matters less than understanding what the association actually covers.

Both Offer Community Transportation

Transportation can become increasingly important after 55.

Greenbriar Woodlands operates a 21-passenger community bus providing transportation to local shopping centers, restaurants, and other destinations.

Lake Ridge also provides a courtesy bus for shopping trips.

This may not be a major consideration for someone who currently drives everywhere.

Over the long term, however, having transportation alternatives can help extend independence.

Both Are Social Communities

Someone looking for organized activity will find plenty of options in either location.

Greenbriar Woodlands reports nearly 50 clubs and activities.

Lake Ridge reports approximately 50 active clubs, committees, and sports groups, with activities ranging from cards and chorus to travel and recreation.

The important question is not which community has 48 clubs versus 50.

It is whether the community offers the activities you would actually join.

When touring, ask to see the current activity calendar.

That can tell you much more about everyday community life than a general amenities list.

Pet Owners Have Options in Both

Current Greenbriar Woodlands community information allows two pets per home.

Lake Ridge's prospective-buyer information also allows a maximum of two dogs, cats, or other usual household pets per home.

Pet owners should still review the latest governing documents before buying because rules can change and may contain additional requirements.

Both Have Rental Restrictions

Buyers thinking about purchasing now and renting the property later should pay close attention to community rules.

Current Greenbriar Woodlands community information states that an owner must own the home for three years before leasing it.

Lake Ridge's March 2025 prospective-buyer information also states that a three-year minimum residency requirement applies before a home may be rented.

That makes both communities less suitable for someone whose primary goal is short-term investment ownership.

These are primarily residential active-adult communities.

Lake Ridge Publishes a Clear Age Rule

Lake Ridge's official prospective-buyer information states that at least one full-time resident must be age 55 or older, and permanent residents under 19 are not permitted.

Greenbriar Woodlands is also operated as an age-restricted active adult community, but buyers should verify its current occupancy requirements directly through the governing documents before purchasing.

Age rules can contain details involving spouses, household members, visitors, and occupancy that should not be assumed from the phrase "55+."

Both Have Convenient Toms River Locations

Location may not be the biggest difference because both communities are in Toms River.

Lake Ridge's main entrance is off Route 70, approximately 3.5 miles west of Garden State Parkway Exit 89-B, with shopping and dining nearby and Jersey Shore beaches a short drive away.

Greenbriar Woodlands is also convenient to shopping, restaurants, major roads, and the Shore. Its official community information specifically emphasizes nearby shopping and access to Ocean County and Jersey Shore destinations.

For buyers, the difference may come down to the exact destinations you use regularly.

Drive from each community to:

  • Grocery stores

  • Doctors

  • Hospital

  • Family

  • Parkway

  • Shore destinations

That gives a better sense of convenience than simply knowing both addresses say Toms River.

Greenbriar Woodlands May Be Better If...

Greenbriar Woodlands may deserve stronger consideration if your priorities include:

  • Having golf directly inside the community

  • A larger community

  • Mature wooded surroundings

  • Outdoor pool and spa

  • Walking trails

  • Strong clubhouse activity

  • Community transportation

  • A wide selection of resale homes

The 18-hole executive golf course is the biggest differentiator.

For a golfer, it can substantially change the lifestyle value of the community.

Lake Ridge May Be Better If...

Lake Ridge may deserve stronger consideration if your priorities include:

  • Indoor swimming

  • Outdoor swimming

  • A somewhat smaller community

  • Extensive paved walking paths

  • Two community lakes

  • Strong organized activities

  • Multiple clubhouse/activity spaces

  • Community transportation

  • No need for an on-site golf course

The indoor pool may be especially valuable to residents who want year-round aquatic exercise.

Which Community Is More Low-Maintenance?

Both promote a lower-maintenance active-adult lifestyle, but buyers should verify exactly what is included in each association's current services.

Lake Ridge's official website states that the association mows each home's lawn.

Current Greenbriar resale listings commonly identify services such as lawn maintenance and snow removal as part of the association package.

Before buying in either community, review the actual governing documents and current HOA disclosure.

Ask specifically:

  • Who handles lawn care?

  • Who handles snow on the driveway?

  • Who handles sidewalks?

  • Who maintains shrubs?

  • Who handles exterior repairs?

  • What remains the homeowner's responsibility?

"Low maintenance" does not mean "no maintenance."

Which One Is Better?

There is no universal winner.

The clearest lifestyle difference is:

GREENBRIAR WOODLANDS = GOLF + LARGER WOODED COMMUNITY

LAKE RIDGE = INDOOR/OUTDOOR POOLS + WALKING + SLIGHTLY SMALLER COMMUNITY

But the individual home matters just as much.

A beautifully renovated Lake Ridge home may be a better fit than an older Greenbriar home for one buyer.

A Greenbriar home overlooking the golf course may be exactly what another buyer wants.

Community comparison should narrow the search.

The individual property should make the final decision.

Questions to Ask When Touring Both

If you're comparing Greenbriar Woodlands and Lake Ridge, ask the same questions during both tours:

  • What is the current HOA fee?

  • What exactly does it include?

  • Are there any upcoming assessments?

  • How healthy are the reserves?

  • What are the current age requirements?

  • What are the pet rules?

  • What are the rental restrictions?

  • Which amenities would I realistically use?

  • How far is this particular house from the clubhouse?

  • How much maintenance remains my responsibility?

  • What major systems have been replaced in the home?

  • How easy is it to reach healthcare and shopping?

Using the same checklist makes the comparison much more useful.

Final Thought

Greenbriar Woodlands and Lake Ridge are both established 55+ communities in Toms River, but they offer noticeably different versions of active adult living.

Greenbriar Woodlands is larger, heavily wooded, and distinguished by its 18-hole executive golf course, outdoor pool, clubhouse, trails, and broad activity calendar.

Lake Ridge is smaller, with 926 homes, an indoor and outdoor pool, approximately 3.5 miles of paved walking paths, two lakes, extensive recreation, and about 50 clubs and groups.

If golf is central to your retirement lifestyle, Greenbriar Woodlands has a clear advantage.

If year-round swimming and extensive paved walking are higher priorities, Lake Ridge may have the stronger fit.

For everyone else, the decision will probably come down to the specific home, HOA responsibilities, location within the community, monthly costs, and which atmosphere feels more comfortable when you actually visit.

The best community is not necessarily the one with more amenities.

It is the one whose homes, costs, activities, and everyday lifestyle match the way you actually want to live.
