Leisure Village East vs. Leisure Village West: What NJ Buyers Should Compare

by Robert O'Keefe

Leisure Village East and Leisure Village West sound as though they should be two sections of the same New Jersey retirement community.

They are not.

Leisure Village East is in Lakewood Township. Leisure Village West is in Manchester Township. They are separately governed 55+ condominium communities with different homes, amenities, association structures, locations, and overall scale.

Both offer established single-level housing, golf, swimming, social activities, and gated-community living.

But the experience is noticeably different.

Leisure Village East is the smaller of the two, with 1,412 condominium units, five home models, one main recreation center, three private lakes, and one nine-hole executive golf course. (View Available Homes Here)

Leisure Village West is much larger, with 2,692 attached single-story condominium units on 825 gated acres, three recreation centers, two pools, and two nine-hole executive golf courses. (View Available Homes Here)

For buyers, the question is not which community has the better name recognition.

It is which combination of home size, amenities, community scale, location, and monthly responsibility fits the way you actually want to live.

Community fees, services, rules, insurance arrangements, and individual property responsibilities should always be confirmed through current association documents before purchasing.

First: They Are Not Two Sections of the Same Community

This distinction is easy to miss.

The shared "Leisure Village" name can make buyers assume Leisure Village East and Leisure Village West operate together.

They do not.

Leisure Village East's association identifies itself as a Lakewood active adult community founded in 1970 with 1,412 condominium units.

Leisure Village West's association identifies itself as a separate active adult condominium association in Manchester Township with 2,692 single-story attached units.

That means buyers need to evaluate each association independently.

The HOA fee, reserve position, insurance, maintenance responsibilities, rules, and resale procedures in one community should never be assumed to apply to the other.

Leisure Village East Is the Smaller Community

Leisure Village East contains 1,412 condominium units and was founded in 1970. The association says the community contains five models.

A current community profile places construction primarily between 1970 and 1974 and describes the homes as attached resale units. Reported floor plans range from roughly 630 to 1,690 square feet, with one or two bedrooms depending on model.

For some buyers, the smaller scale may be appealing.

There are still well over a thousand residences, so this is not a tiny neighborhood.

But compared with Leisure Village West, East has fewer homes, fewer floor-plan choices, and a more concentrated amenity setup.

Leisure Village West Is Almost Twice the Size

Leisure Village West is substantially larger.

Its official association states that the community covers 825 gated acres and contains 2,692 single-story attached condominium units.

A current community profile identifies more than 20 floor plans, generally ranging from about 737 to 2,013 square feet, with one or two bedrooms and varying garage or nearby-parking arrangements.

That wider range can matter for buyers who want more choice.

A buyer seeking a very compact retirement home and a buyer wanting a larger two-bedroom residence may both find possibilities within the same community.

The trade-off is scale.

Leisure Village West can feel more like a small town within a town.

The Golf Experience Is Different

Both communities offer golf, but not at the same scale.

Leisure Village East

Leisure Village East owns and operates a nine-hole executive golf course.

For someone who enjoys a shorter round or wants golf as one activity among several, this may be plenty.

Leisure Village West

Leisure Village West offers two nine-hole par-three executive golf courses along with a practice putting green.

That gives West a larger golf footprint.

For buyers who expect golf to be a regular part of retirement life, Leisure Village West may offer more variety without leaving the community.

For buyers who rarely golf, however, this difference may matter very little.

Leisure Village West Has the Larger Amenity Network

Leisure Village East centers many activities around its 18,790-square-foot clubhouse, along with its pool, golf course, fitness facilities, libraries, woodworking shop, bocce, shuffleboard, and lakes.

Leisure Village West spreads activities across three recreation centers: Willow Hall, Club Encore, and Leisure Fair. Its official amenities include two swimming pools, a heated spa, fitness facilities, tennis, pickleball, six bocce courts, shuffleboard, a greenhouse, dog park, community garden, RV and boat parking, and shopping bus service.

That gives West the clear advantage in sheer amenity volume.

But more amenities do not automatically make a community a better fit.

If you realistically use only the pool, clubhouse, and walking areas, the additional facilities may not affect your daily life.

The Pool Comparison Is Worth Noticing

Leisure Village East's association describes an Olympic-sized outdoor pool with surrounding decks.

Leisure Village West has two outdoor pool areas—one at Willow Hall and another at Club Encore—and the Encore area includes a heated spa.

Neither official community source reviewed here identifies an indoor swimming pool.

For buyers who want year-round indoor swimming, that is worth knowing before assuming that a large active adult community automatically includes one.

Both Offer Water Features—but in Different Ways

Leisure Village East has three private lakes. Lake Vista allows boating and fishing, while Sunset Lake and Mallard Lake are designated for fishing.

Leisure Village West has a stocked six-acre freshwater lake with a dock and gazebo, rowboats for resident use, and three additional freshwater ponds.

For some buyers, this may simply be attractive scenery.

For others who enjoy fishing, walking near water, or having more open views within the community, the location of the individual home in relation to these features can matter.

Housing Variety Favors Leisure Village West

Leisure Village East has five models.

Leisure Village West has a much broader selection of floor plans because it was developed over a longer period.

That can make West particularly useful for buyers who want to compare different combinations of:

square footage, garage arrangement, bedrooms, bathrooms, sunrooms, and lot location.

East's smaller model selection may simplify the search.

West's larger selection may provide more opportunities to find a very specific layout.

Neither is automatically better.

It depends on whether you value simplicity or variety.

Both Are Established Resale Communities

These are not new-construction developments.

Leisure Village East dates to the early 1970s. Leisure Village West was developed in phases from 1972 through 1993.

That makes individual-home condition extremely important.

Within either community, one home may have newer windows, HVAC, flooring, kitchen, and bathrooms while another similar model remains largely original.

Buyers should compare more than model names.

Look closely at the age and condition of the roof or association-covered exterior components, HVAC, electrical system, windows, appliances, interior finishes, and any previous renovations.

In an established 55+ community, the specific home's maintenance history can matter as much as the community itself.

Condominium Ownership Matters in Both

Both communities are structured as condominium associations.

That means buyers should understand the boundary between the individual condominium unit and association-maintained common elements.

Do not assume responsibility for roofs, siding, windows, doors, landscaping, or other components based only on what another 55+ community covers.

Request the current:

master deed, bylaws, budget, insurance information, reserve study, fee schedule, and maintenance-responsibility information.

This is especially important in older condominium communities because major shared components and infrastructure require ongoing capital planning.

Do Not Compare HOA Fees Without Comparing Coverage

Monthly association fees can vary based on the specific unit or model and can change over time.

Rather than choosing a community because one advertised fee appears lower, determine exactly what the assessment covers.

For example, secondary community information indicates that Leisure Village East's association handles various common-area functions, while Leisure Village West is described as providing landscaping, common-area maintenance, and snow-removal services.

The current official fee and service package should be verified directly for the specific property.

A $50 difference in monthly dues means very little if the higher fee covers responsibilities the lower-fee owner must pay separately.

Transportation Is a Useful Feature at Both

Leisure Village West's official amenities specifically list scheduled bus service for shopping.

Current community information for Leisure Village East also identifies bus service as part of its low-maintenance community structure.

Transportation may not seem important to a buyer who drives everywhere today.

But for long-term retirement planning, an alternative way to reach shopping and local services can add flexibility.

Location May Be the Deciding Factor

The two communities occupy different parts of Ocean County.

Leisure Village East is in Lakewood, while Leisure Village West is in Manchester Township.

That means buyers should compare more than the amenities inside the gates.

Drive from each community to the places you actually expect to use.

Consider healthcare, grocery stores, family, Garden State Parkway access, restaurants, shopping, and your usual Shore destinations.

A community can have the perfect clubhouse but still be the wrong location for your personal routine.

Leisure Village East May Fit Better If...

Leisure Village East may deserve stronger consideration if you prefer a smaller community with fewer floor plans to sort through, one central recreation hub, one nine-hole golf course, a large outdoor pool, three lakes, and a Lakewood location.

Its 1,412-unit scale is still substantial, but it is considerably smaller than West.

For buyers who like established condominium living but do not necessarily want one of Ocean County's largest active-adult campuses, that could be an advantage.

Leisure Village West May Fit Better If...

Leisure Village West may deserve stronger consideration if you want a larger, more amenity-intensive community with considerably more floor-plan variety.

Its 825 acres include 2,692 residences, three recreation centers, two golf courses, two pools, tennis, pickleball, extensive bocce and shuffleboard facilities, a dog park, community garden, lake, ponds, and scheduled shopping transportation.

For buyers who want a large social environment with many recreational options without regularly leaving the community, West has the stronger amenity profile.

Which Is Better for Someone Who Doesn't Golf?

Golf does not need to drive the decision.

Both communities offer enough other recreation that a non-golfer can still find plenty to do.

In that case, compare the factors that will affect everyday life more directly:

community size, home layout, renovation condition, association responsibilities, location, pool access, walking environment, social activities, and monthly cost.

A home's proximity to the clubhouse may also matter.

In a community as large as Leisure Village West, a property at one end of the development may produce a different daily experience from one near your preferred recreation center.

What Buyers Should Compare Before Choosing

When touring the two communities, use the same checklist for both: confirm the current HOA assessment and what it covers; review the reserve study and any pending assessments; understand exterior-maintenance and insurance responsibilities; verify current age, pet, guest, and rental rules; determine whether golf has any additional fees or restrictions; compare the specific home's HVAC, windows, renovations, parking or garage arrangement; and drive to your regular shopping, healthcare, family, and transportation destinations.

That will give you a far more useful answer than simply comparing the number of amenities.

Final Thought

Leisure Village East and Leisure Village West share a similar name and both offer established Ocean County 55+ condominium living.

But they represent different versions of it.

LEISURE VILLAGE EAST: Lakewood, 1,412 condominium units, five models, one central clubhouse, one nine-hole executive golf course, a large outdoor pool, and three private lakes.

LEISURE VILLAGE WEST: Manchester Township, 2,692 single-story attached condominium units on 825 acres, three recreation centers, two pools, two nine-hole golf courses, and a substantially larger recreation network.

If you want a somewhat smaller established community, Leisure Village East may be worth prioritizing.

If you want more floor-plan choices and a larger amenity network, Leisure Village West may have the advantage.

But the final decision should also come down to the specific resale home.

In communities built decades ago, renovation level, mechanical systems, association responsibilities, location within the development, and monthly carrying costs can create a bigger difference than the community name itself.
