Mortgage rates are slightly higher compared to this time last year.
The 30-year fixed-rate mortgage is currently averaging 6.67%, compared to 6.58% one year ago.
The 15-year fixed-rate mortgage is averaging 5.96%, compared to 5.71% last year.
While the difference is not dramatic, borrowing costs still play a major role in affordability.
What stands out this month is that higher rates have not stopped overall sales activity from improving. Buyers are still active when the right home comes onto the market at the right price.
Closed Sales Increased Across New Jersey
One of the most encouraging numbers this month is the increase in closed sales.
A total of 8,749 homes sold across New Jersey, which is a 4.5% increase year over year.
Single-family homes led the growth with 6,262 closed sales, up 9.2% from last year.
Adult community sales also increased, with 692 homes sold, up 4.7%.
Townhouses and condos were the exception, with 1,748 closed sales, down 8.5% year over year.
Overall, the numbers show that buyers remain engaged, especially in the single-family and adult community segments.
Buyers Have More Homes to Choose From
Inventory also improved this month.
Single-family inventory reached 13,921 active listings, up 1.3% from last year.
Townhouse and condo inventory increased more significantly, rising 16.4% to 5,535 active listings.
Adult community inventory also grew, reaching 1,940 available homes, up 16.2% year over year.
This gives buyers more options than they had last year, especially in the townhouse, condo, and adult community markets.
However, more inventory does not mean every market has shifted in the buyer’s favor. The best homes that are priced well can still attract strong interest.
Home Prices Are Still Rising
Even with more inventory, prices continue to move higher.
The overall median sales price in New Jersey reached $595,000, an 8.0% increase from one year ago.
Single-family homes had a median sales price of $650,000, up 4.0%.
Townhouses and condos saw the largest price increase, with a median sales price of $469,950, up 9.3%.
Adult community homes reached a median sales price of $390,000, also up 4.0%.
This is an important point for buyers to understand.
More homes are available, but that added supply has not created broad price declines. Demand is still supporting home values across many parts of the market.
Homes Are Taking Longer to Sell
While prices are still rising, market pace is beginning to show some adjustment.
Single-family homes averaged 32 days on market, up 6.7% from last year.
Townhouses and condos averaged 38 days, up 5.6%.
Adult community homes averaged 44 days on market, up 22.2%.
